Bathrooms can kill your properties value

 I was at a investors home lat night that flew in from China. They had purchased a flip home in a good area.  I went through it at 8 pm last night to look at it with them and give them my opinion.

I noticed that there was no master suite and only 2 bedrooms in the upstairs area.  The home had a built on addition on the home that we could make a master suite with. One of the two bathrooms were right next to it.  We reconfigured the addition area and figured out that the bathroom could be with the new master bedroom we were creating with the addition. This added a new master suite and first floor master bedroom.

The home needed one more bathroom and we added to addition on the side of the home. That would give it 3 bathrooms.  After 1 hour of looking at the area in the home, we had made it a 3 bedroom 3 bath with a huge kitchen.  I also informed them of what I thought the cost of the construction might be.

On a side not there was a home that was listed in the area that was a 1 1/2 bath.  The home had been on the market a while.  I believe that is because of the bathroom situation.  A common family needs at least two full bathroom to sale at the higher prices.

Adding a bathroom can really make or break your top price for your home. Especially when you only have 1 1/2 baths in your home.
