Looking to Buy or Sale your Investment Property or Home?….

Knowing investment real estate and being able to go through the whole process of the rehab and selling the property helps me understand the current market.

For example having an extra bathroom in some cases can sell your home for top dollar and a lot faster.  I have added almost 100 bathrooms and see the benefit of them in some of our real estate. 
 For example if you have a finished basement it might be appropriate to add a bathroom in that area so that you do not have to go upstairs for that purpose.  Anything that adds convenience also adds equity and a leg up on other listings in your area. 
Having a older property with 1 or 1 1/2 bathrooms also may need a bathroom to help sale and get the top price for that home…
If the home is dated especially the kitchen and bathroom areas you need a Realtor that has experience and knows if it would make since to update your property and make more money.  He should also know how to save you money on that rehab.
If your buying a property the rehab having me is great asset.  I have a client that is wanting somethings added to his home after he buys it.  I personally got him the cost and he is working with the contractor directly. 
Getting your property purchased or sold needs a Realtor that understands what sells and the strength of your property.  Having that type of knowledge helps get your property sold for top dollar.
