Golf Course Property under contract in 9 days!!

We just finished the property in Bainbridge Ohio on the golf course and got a Full Price offer in 9 days. The home was totally rehabbed to be like new, The second person to look this property purchased it… Why did that happen?

The key to any type of buy and sell real estate is to make sure that the property has enough upgrades that benefit the potential buyer for that area. For example that property needed a very nice yard that reflected the other properties around it. We added a lot of new plants and got rid of an equal amount. That would make the new owner proud to purchase the property.

Also the marketing is important in every property listing.  I’m not talking about just the MLS, but other forms of ways to showcase your listing. For example I ran a social media ad that got over 3000 hits from potential buyers that may be interested in this property.

Keeping the plants looking nice also requires me to go and water the plants 2-3 times a week. They need to look outstanding through the escrow period. The owner will probably be driving by the property many times and it needs to look just as it did when they put a contract on it.

I will also be following up with the lender to ensure that the loan is moving along and will close on time.

There are many variables that need to be addressed during the listing and when you get the property under contract. Remember the property is not sold until the escrow is closed. I help make sure that happens
