I just sold a listing in 16 days to a former For Sale by Owner that had a disastrous experience with a buyer who had an agent. The buyers agent and the inspector really killed the deal, and it could have been saved. That buyer actually came back again and tried to purchase the property. That is usually a sign that they wanted a lot of money off the sales price using inspections.

The paperwork involved is more work than finding the home. I am going over today to look at the repairs on a home we are closing in a few weeks for an out of state client. I will take pictures, get receipts and get all that back to my client. All this is very important for a buyer and knowing that the repairs were done correctly.

That is a huge difference to anyone’s pocketbook. I sold a home in Avon Lake and the buyers agent informed me that the home was worth $24,000 less that what I was asking. I knew the value and made sure my seller got the $24,000 in his pocketbook. We closed the deal and my client got his $24,000 and we also helped the neighborhoods other homes in value.
